Full Transaction Coordination Details

What is Expected from Eloquify Partners:

Documents review and verification to initiate and maintain paperless file

  • Initiate communication with all parties (clients, lenders, title, other agent) through introductory emails and/or courtesy calls/texts

  • Send contract to lender and Title company / Attorney's Office (Attorney's states)

  • Send needed amended contracts to lenders, title, and other agent (When applicable)

  • Request HOA documents

  • Ensure inspection order is being placed

  • Ensure timely receipt of Earnest Money Deposit (EMD) and get a receipt from title company.

  • Proactively communicate deadlines and milestones to all parties involved by sending calendar invites or notifications.

  • Follow up with Title Company for Title Work

  • Ensure appraisal is ordered

  • Obtain appraisal results

  • Follow up with listing agent on completed repairs and get receipts

  • Follow up with Lender for Loan Approval

  • Ensure Survey is ordered

  • Provide utilities information to buyers

  • Upload documents for Broker Compliance Review

  • Obtain Commission Disbursement Agreement (CDA/DA) and send to title company

  • Coordinate closing with clients, lenders, title and agent (will send a calendar invite)

  • Request preliminary HUD from title 3 days prior to closing and send to agent for review

  • Obtain & Review Closing Disclosure from Lenders 3 days before closing

  • Request FINAL CLOSING DISCLOSURES the day after closing

  • Request Google Reviews on behalf of the agent.

What is Expected from You, the Agent:

Submit the transaction using the intake form

  • Provide fully executed contract with all addendums

  • Review preliminary Title Report

  • Schedule, manage and attend inspections, appraisals and walkthroughs if applicable

  • Handle all negotiations and any other license activities

  • Send CMA and List of Upgrades to Appraisers (Listing Side Only and must be provided by listing agent)

  • Remove signs/lockboxes/flyers, etc.

  • Change the MLS status
